Terms & Conditions
The terms below explain how SynTurf Care+ services work, what we guarantee, what we do not, and what we ask of you so every visit goes smoothly. Please read them before booking.

1. About these terms
These terms govern residential and commercial artificial turf cleaning, odor treatment, repair and maintenance services provided by SynTurf Care+ (“we,” “us,” or “our”) in the Greater Houston and Austin metropolitan areas. By requesting or scheduling a service, you (“you” or “the customer”) accept these terms. If anything in a written quote or proposal differs from these terms, the written quote controls for that specific job.
2. Pricing basis
Residential plan pricing is shown as “Starting at” and includes up to 1,000 sq ft of turf area plus standard cleaning and treatment materials. Additional area is billed at $25 for each additional 100 sq ft or portion thereof. We confirm the serviced area on site and note it on your invoice. Special materials — replacement turf, specialty infill, or unusual treatments — are quoted separately at cost plus 15%. Commercial pricing is issued as a written proposal after a site assessment because scope varies by area, traffic, condition, service window, frequency and number of locations.
- One-Time Reset: $399 starting at (up to 1,000 sq ft included).
- Quarterly Maintenance: $279 starting at (up to 1,000 sq ft included).
- On-Demand Service: $329 starting at (up to 1,000 sq ft included).
- Monthly and every-other-month maintenance plans are priced per visit on the same included-area basis.
3. Repairs are separately quoted and approved
Repair work is never added to a cleaning visit automatically. If we identify a repair need during an inspection or a scheduled cleaning, we document it with photos and a recommendation, then quote it separately. No repair is performed until you review and approve the scope and price. Repair pricing starts at a minimum service level that includes the first hour of on-site labor and standard materials (adhesive, seam tape, fasteners and standard infill). A site inspection is required when photos cannot show the cause or full extent of the damage.
4. One-year repair workmanship warranty
What is covered
Approved repairs completed by SynTurf Care+ carry a one (1) year warranty on our workmanship from the service date shown on your invoice. If a repair we completed fails within that year because of how we performed the work — for example, a seam we re-secured reopens, or an edge we re-anchored lifts — we will return and correct that work at no charge.
What is not covered (exclusions)
- New damage occurring after the repair, including pet dig-outs in the same area, burns, cuts, or vandalism.
- Base movement, settling, or drainage problems caused by external conditions we did not repair.
- Material fading, UV aging, or manufacturer defects in the turf or infill itself.
- Dye-lot, pile-direction, or visual blend differences, which are expected and disclosed before work begins.
- Repairs to areas or conditions outside the scope you approved.
- Damage from improper maintenance, pressure washing, harsh chemicals, or third-party work after our service.
Your responsibilities
- Keep pets off the repaired area and follow any re-entry guidance we give until the work has set.
- Avoid dragging furniture, equipment, or heavy objects across the repair zone.
- Do not pressure-wash or apply solvents to the repaired area.
- Contact us as soon as you notice a problem so we can inspect it within the warranty period.
We do not guarantee invisible repairs, exact dye matching, or factory-standard results. When replacement of a section is the more economical or durable answer, we will tell you before any repair is scheduled.
5. 30-day odor return guarantee
What is covered
For a completed pet odor treatment, if pet urine odor returns within thirty (30) days of the service date on your invoice, we will return and re-treat the affected area one (1) time at no charge. This guarantee applies to odor returning from the same contamination we treated.
What is not covered (exclusions)
- New pet use, new urine deposits, or new spills after our service.
- Contamination that had already reached the backing or base before treatment, which we will have disclosed to you up front as reducible but not eliminable in a single visit.
- Odor from drainage, base, or grading problems outside the treatment scope.
- Areas we did not treat, or areas where access was restricted during service.
- Properties where pets continue to use the same concentrated spot without a schedule or behavior change we recommended.
Your responsibilities
- Pick up solid waste promptly and keep the area clear of new debris.
- Follow the re-entry time we give you (typically until the surface is dry).
- Follow any frequency or management recommendation we provide for pet-heavy yards.
- Report returning odor within the 30-day window so we can schedule the re-treatment.
6. Honest limits of pet odor treatment
Pet odor does not live on the fibers you can see. It lives in the infill and against the backing, and it reactivates in Houston heat and humidity. We treat it at that level. Even so, there are honest limits to what any single treatment can achieve, and we state them before we start:
- Contamination that has reached the base layer cannot be fully treated from the surface alone.
- Saturated backing may require infill replacement or turf replacement in that zone, quoted separately after inspection.
- Heavily used areas need recurring treatment on a schedule, not a single visit.
- We do not guarantee permanent odor elimination from one service. The 30-day guarantee above is the specific remedy if odor returns from the contamination we treated.
- Where a product’s EPA-registered label supports a specific claim, our claim is limited to what that label supports.
If your turf needs more than treatment — infill replacement, backing repair, or section replacement — we will explain the realistic options and quote them before any additional work is scheduled.
7. Scheduling, access and cancellations
- Recurring plans have no long-term contract. Reschedule or cancel a visit with at least 48 hours notice.
- Provide safe access to the turf area, secure pets, and disclose any gate codes, alarms, or hazards before we arrive.
- We document every visit with before-and-after photos and a condition summary.
- Unusual contamination, inaccessible areas, or services outside the listed cleaning scope will be discussed and approved before additional work is performed.
8. Limitation of liability
SynTurf Care+ is fully insured. Our liability for any service is limited to the amount you paid for that specific service. We are not liable for pre-existing conditions, manufacturer defects, hidden base conditions found only after lifting turf, or damage caused by third parties, weather, pets, or improper maintenance after our visit.
